At the heart of the Berlin project – a very special hotel concept developed by COTP in close cooperation with the owner of the property and the operating company, forum hotel fischerinsel GmbH – is an integrated approach that dovetails location quality, product definition, operating model and economic performance at an early stage. Together, The Chocolate on the Pillow Group assumes the role of hotel manager as well as responsibility for operational structuring, brand development and pre-opening support. The chosen project constellation enables clear responsibilities, transparent governance structures and a predictable revenue logic over the entire lifecycle of the property.

4-star superior hotel with a unique micro-location in Berlin-Mitte

A particular value driver of the project is its unique micro-location in Berlin-Mitte. The location in Wallstrasse on Fischerinsel combines immediate proximity to the Spree, Museum Island, the Nikolai Quarter and the government district with a comparatively quiet location that is not overloaded with tourists. This combination of a central location in a political-administrative environment and urban serenity is rare on the Berlin market and offers a high degree of security of use and attractiveness for various target groups.

The hotel is positioned as a 4-star superior hotel and comprises around 170 rooms. The accommodation offering is complemented by a high-quality restaurant and bar concept as well as an efficient conference and meeting area that addresses both internal uses and external demand. The result is a balanced product that integrates business, leisure and conference segments and enables stable occupancy throughout the year.
