The Chocolate on the Pillow Group opens new TRIBUTE Portfolio Hotel in Potsdam together with BEB+

Design-oriented, unique, vibrant: With the TRIBUTE portfolio, a Marriott brand with a strong character in the upscale segment is moving into Friedrich-Ebert-Straße in Potsdam. The hotel property is owned by the Hofgarten Karree KG fund, which is managed by the Berlin-based BEB+ Group. BEB+ is a family office and now manages more than 50 closed-end real estate funds as an asset and fund manager. Together with Marriott International and the multi-brand hotel operator The Chocolate on the Pillow Group (COTP), it is now creating the city's first Marriott hotel. The "TRIBUTE Portfolio" brand was created in 2017 for the premium segment and comprises a collection of independent boutique hotels that are characterized by personality, history and authenticity. There are currently around 161 TRIBUTE Portfolios worldwide, 34 of which are in Europe.

Opening of the first Marriott hotel in Potsdam planned for 2026

The former Voltaire Hotel reopens after extensive renovation under the TRIBUTE Portfolio Brand. The centerpiece is the historic part of the building, which was originally built by Frederick the Great for the philosopher Voltaire. With its spacious, high ceilings and balconies and windows that offer an unrestricted view of the hustle and bustle of the Dutch Quarter, it combines history with a modern hotel experience.

“Potsdam is a location with an exciting development – culturally, historically and economically,” says Erik Florvaag, CEO and Managing Partner of The Chocolate on the Pillow Group. “We are bringing a new hotel experience to Potsdam, inspired by the history of the location and supported by a clear vision for the future. With Tribute Portfolio as an individual hotel product, we want to create a place that picks up on this diversity and sets new impulses.”

Lively meeting place for guests and Potsdamers

The concept comprises 145 boutique rooms, 19 of which are in the listed building, a rose garden terrace surrounded by greenery, modern boardrooms and a wellness and fitness area. The open lobby with a 24/7 food and bar concept will be a lively meeting place for guests and Potsdamers alike.

Through targeted architectural development, modern management and energy-efficient refurbishment, we are creating sustainable value – both for our investors and for Potsdam as a location,” says André Leiminger, CIO of BEB+.

With this acquisition, the whitelabel operator The Chocolate on the Pillow Group is also further expanding its partnership with franchisor Marriott International on the German market. In future, the COTP portfolio will include 16 Marriott hotels throughout Germany. For COTP, the move means further stable growth with international brands and the expansion of the strategically good destination into eastern Germany. The opening is planned for the third quarter of 2026.
